so ok, im doing ok in my life and its time for me to buy a house. Cant stay with the rents forever right. I think I've found the house I want I think i can afford it. I'm pre approved for 110 thousand.... and now im compleatly wired.  I still have to make sure i can get the house I want. I have to talk to the builder today and see if thay will give me what i want and I have to talk to another loan officer and see if i can get a better deal. I have allways listend to people tell me how stressful home buying is but....ARG!!!! If only I had known... well I might have a house in a few months.... maybe not...

if you have a steady job, and good credit, getting a loan won't be a problem.

Talking to a builder 'eh?  Are you set on building a new house or are you going to look at the market first?  I've been through it - my biggest obstical was the people who were living in the house I bought - they were very uncooperative to say the least.  I think usually the process goes smoother than it did for us just because of them being morons.

i take it you live in the city... i was amazed... i was watching a tv show where there was a house that cost half a mil. and it was just a 2 bedroom 1 bath house.

i live in a 4 bedroom, 1 1/2 bath house with a great  big addition that we bought for less than 60k, because we live in a town with 22k people.


big cities suck. suburbia isnt any better.

the yummy floor plan.

 I'm going to out my hold money down on the lot this weekend. and on monday I'll finish the loan paperwork. 3 to 4 weeks later that might start building my house. which will give me some time to look around. if the economy holds and I keep my job all will be well. thanks for the luck I WILL need it.

  I live in the area around DFW the same house close to where i live now is 130 or more on a smaller lot. 15 miles out. it is 20 thousand cheaper, with cheaper insurance and taxes.

after seeing the first plan in real life i decided it was to cramped and full of wasted space. this plan is juat a touch bigger and mutch better layout. and its only 2 thousand more.

Finally! A topic I can sink my beak into!

First off, HOLY CRAP 110k for a HOUSE?!? You can't even buy a studio apt for that where I live (stupidly expensive vancouver). That's just awesome!!

Secondly, if they have credit unions where you are, I highly recommend you go there for your needs, as I found them most helpful and easy going.

Thirdly! Are you using a mortgage broker to get a rate? It'll save you time and money!

Fourth, I hope you are going for the fixed rate mortgage, 30 years at fixed rate not seen by our parents is amaaaaaazing. Here in canada the longest you can go is 10 years, most ppl go 5 or 7. Can you imagine having to plan your life on that uncertainty? GAH!

Fifthly (I can't stop this numbering), CONGRATS!

First. its a lot of money for me.

Second. my credit union does not have the best rate. it was eazy thow.

Third. im calling a  mortgage broker tomarrow.

Forth. definatly a 30 year fixed rate. it intrest rate here is less than 6% (5.5 to 5.8 for me) and it is sceduled to rize to 8%!!!! with in months.

Yeah, I totally understand, housing prices have everything to do with how much the companies are willing to pay you around there. Like, in Silicon Valley, you automatically make a ton more, for the same job, but then bungalows start at 500k :S
